Price Per Square Foot Calculator
A $1,250 quote covering 250 square feet works out to $5.00 per square foot, while $1,100 for 200 square feet is $5.50. The lower total costs 50 cents more per square foot, which is the trap this number exists to catch. One price also reads across units: $5.00 per square foot is $45.00 per square yard.

Divide a total price by an area to get a clean price per square foot, plus the same figure per square yard and per square meter so quotes compare fairly.
Key takeaways
- Price per square foot = total price / total square feet, nothing else
- The $1,250 / 250 sq ft quote beats $1,100 / 200 sq ft by 50 cents per square foot
- $5.00 per sq ft is $45.00 per square yard and $53.82 per square meter
- Add 10% waste for straight-lay flooring and 15% for diagonal or patterned work
- For homes, divide by finished living area only, and treat the result as one measure among many

The one-line formula
Price per square foot = total price ÷ total square feet. That is the whole calculation. What makes it useful is that it turns wildly different quotes into a single number you can rank.
A $1,250 quote for 250 square feet is $5.00 per square foot. A $1,100 quote for 200 square feet is $5.50 per square foot. The second quote looks cheaper because the total is lower, but you are paying 50 cents more for every square foot you get. This is exactly the trap the number exists to catch.
Enter your price and your dimensions below and the calculator returns the price per square foot, per square yard and per square meter, so you can compare against a quote written in any of those units. Everything runs in your browser, nothing you type is uploaded or stored.
Measuring the area correctly first
The formula is easy; getting the square footage right is where deals go wrong.
- Length × width, both in feet. A room 12 feet 6 inches by 15 feet 3 inches is 12.5 × 15.25 = 190.6 square feet. Convert inches to feet by dividing by 12 before you multiply.
- Measure each room separately and add. Odd-shaped spaces should be split into rectangles rather than measured corner to corner.
- Subtract what you are not covering. A fireplace hearth, a built-in cabinet or a stairwell is not floor you pay for.
- Add waste. 10% for straight-lay flooring, 15% for diagonal or patterned work. On the 190.6 square foot room that is 209.7 square feet, so order 210.
If a quote was built on the wrong square footage, the price per square foot will look wrong too, either suspiciously cheap or suspiciously expensive. Check the area before you judge the rate.
Worked example: comparing two flooring quotes
You have a 190.6 square foot living room and two quotes.
Quote A: $1,250 for 250 square feet of material. That is $1,250 ÷ 250 = $5.00 per square foot.
Quote B: $1,100 for 200 square feet. That is $1,100 ÷ 200 = $5.50 per square foot.
Now apply both to your actual room. With 10% waste you need 210 square feet.
- At $5.00 per square foot: 210 × $5.00 = $1,050
- At $5.50 per square foot: 210 × $5.50 = $1,155
Quote A saves you $105 on material even though its headline total was higher. Notice also that neither quote's bundle size matches your room, buying 250 square feet for a 210 square foot job leaves 40 square feet of extra material, and buying 200 leaves you short. Price per square foot is what lets you compare them on equal footing.
Worked example: two houses, one number each
House one is listed at $350,000 with 2,000 square feet of finished space. House two is listed at $412,000 with 2,450 square feet.
| House | Price | Finished sq ft | Price per sq ft |
|---|---|---|---|
| House one | $350,000 | 2,000 | $175.00 |
| House two | $412,000 | 2,450 | $168.16 |
House two costs $62,000 more but is $6.84 per square foot cheaper. If the two houses are in the same neighborhood and in similar condition, house two is the better value on this single measure.
Treat that conclusion as a starting point, not a verdict. Price per square foot says nothing about lot size, garage spaces, basement finish, age of the roof and furnace, school district or whether the square footage figure came from the county assessor or the listing agent. Two agents can measure the same house differently by 10%. For housing market context, the Census Bureau's American Housing Survey publishes national housing characteristics, and the Consumer Financial Protection Bureau explains what a mortgage costs beyond the sticker price.
The same price in every unit
Quotes arrive in square feet, square yards, square meters, roofing squares and acres. Here is one price of $5.00 per square foot translated into all of them.
| Unit | Size in square feet | $5.00 per sq ft equals |
|---|---|---|
| 1 square foot | 1 | $5.00 |
| 1 square yard | 9 | $45.00 |
| 1 square meter | 10.7639 | $53.82 |
| 1 roofing square | 100 | $500.00 |
| 1 acre | 43,560 | $217,800 |
| 1 hectare | 107,639 | $538,195 |
Going the other way is just division. A carpet quote of $45.00 per square yard is $45.00 ÷ 9 = $5.00 per square foot. A tile quote of $53.82 per square meter is $53.82 ÷ 10.7639 = $5.00 per square foot. Two seconds of arithmetic saves you from comparing units that are not the same.
Where people use this number
Price per square foot shows up in more places than most people realise, and each one has its own convention.
- Real estate. Price divided by finished living area. It is a rough comparison tool, never an appraisal.
- Commercial rent. Quoted as dollars per square foot per year, often on a triple-net lease where the tenant also pays taxes, insurance and maintenance.
- Flooring and tile. Sold by the square foot, with carpet often sold by the square yard. Waste allowance is on top.
- Sod and landscaping. Sod runs about $0.25 to $0.50 per square foot installed on a prepared bed. Mulch and gravel are sold by the cubic yard instead, which is a volume, not an area.
- Paint. A $35 gallon covering 350 square feet is $0.10 per square foot per coat. Two coats doubles it.
- Roofing. Sold by the square, where one square is 100 square feet. $450 per square is $4.50 per square foot.
- Land. Usually quoted per acre. $6,000 an acre is $0.138 per square foot.
- Solar and concrete. Solar is often quoted per watt, and concrete per cubic yard, both different units, so convert before comparing.
One habit that pays off: when a contractor gives you a lump sum, ask for the square footage it is based on. The number you get back tells you whether you are comparing like with like.
What price per square foot leaves out
This tool divides one number by another. It has no idea about your taxes, your financing, your local codes or your plans, so treat the result as a comparison metric and nothing more.
For a home purchase, price per square foot ignores closing costs, which commonly run 2% to 5% of the purchase price, plus property tax, homeowner's insurance, HOA dues, mortgage interest, and the age of the roof, HVAC and water heater. Two houses at the same price per square foot can have wildly different five-year costs.
For a renovation, it ignores labour, removal and disposal of the old material, subfloor or subgrade preparation, trim and transition pieces, and permits. A cheap material price per square foot can still produce an expensive project.
To be explicit: this is not tax, legal or financial advice. Nothing here tells you whether to buy, sell, rent or renovate, and it does not account for your personal tax situation or your state's rules. Frequently asked questions
How do I work out price per square foot?
Divide the total price by the total square feet. $1,250 for 250 square feet is $1,250 ÷ 250 = $5.00 per square foot. If you know the length and width in feet, multiply them first to get the square footage.
What is $5.00 per square foot in square yards?
$45.00 per square yard. A square yard is 3 feet by 3 feet, so it holds 9 square feet. Multiply the per-square-foot price by 9. In square meters, $5.00 per square foot is $53.82 per square meter.
Is a $350,000 house at 2,000 sq ft a good price per square foot?
It works out to $175.00 per square foot. A $412,000 house with 2,450 square feet comes to $168.16 per square foot, so the more expensive house is cheaper per square foot.
How many square feet is a 12 by 15 room?
180 square feet. Multiply 12 by 15. With 10% waste for cuts you should buy about 198 square feet of flooring, which rounds up to 200.
How much waste should I add for flooring?
Add 10% for a straight-lay plank or tile floor, and 15% for diagonal layouts or patterns that need matching. A 190.6 square foot room becomes 209.7 square feet at 10%, so order 210.
What is a roofing square in square feet?
One roofing square is 100 square feet. If a roofer quotes $450 per square, that is $4.50 per square foot. A 2,000 square foot roof with a simple gable is roughly 22 squares.
How much does paint cost per square foot?
A $35 gallon that covers 350 square feet works out to $0.10 per square foot per coat, or $0.20 per square foot for two coats. Add primer and the figure roughly doubles.
How many square feet are in an acre?
43,560 square feet. At $5.00 per square foot that is $217,800 per acre. Land is usually quoted per acre instead, so divide the per-acre price by 43,560 to get the per-square-foot figure.
Why is price per square foot misleading for houses?
It ignores lot size, garage, basement, condition, location and what the county counts as finished space. A $175 per square foot house with a failing roof is not the same deal as a $180 per square foot house with a new one.
How do I convert square meters to square feet?
Multiply by 10.7639. A 50 square meter apartment is 538.2 square feet. Going the other way, divide square feet by 10.7639.
What does $24 per square foot per year mean for a lease?
It is commercial rent quoted annually. On 2,500 square feet that is $60,000 per year, or $5,000 per month before taxes, insurance and maintenance, which many commercial leases push onto the tenant.
How much is sod per square foot?
Roughly $0.25 to $0.50 per square foot for the sod alone, so a 1,800 square foot lawn runs $450 to $900 in material. At $450 the price is $0.25 per square foot, or $2.25 per square yard.
Does this calculator include tax or fees?
No. It divides the number you type by the area you type. Sales tax, delivery, installation, closing costs, permits and property tax are all separate, so add them before or after depending on what you are comparing.
