What the Zillow payment estimate includes

Zillow's monthly payment calculator is a budgeting screen, not a loan offer. It adds five lines: principal and interest, property tax, homeowners insurance, HOA dues and private mortgage insurance. The total is the number most buyers compare against their rent. Lelifi is not affiliated with Zillow; this page rebuilds the same math so you can see each line and change it.

Only principal and interest comes from the loan itself. The other four lines depend on local tax records, an insurance quote, the condo or neighborhood association, and your down payment. Zillow fills them with estimates. A tax figure pulled from public records can be a year old, and an insurance default cannot know the age of the roof.

The estimate leaves out utilities, maintenance, closing costs and moving costs. It also leaves out mortgage application fees, which show up on a Loan Estimate rather than a monthly payment. A $3,200 payment can sit inside a $4,000 housing budget once those costs are counted.

Zillow's Zestimate is a separate number. It estimates market value. The payment calculator uses the purchase price you type, so do not mix the two when you compare homes.

Principal and interest: the part the lender sets

Principal and interest come from a fixed-rate amortization formula. On a $382,500 loan at 6.50% for 30 years, the payment is $2,417.66. The same payment is made 360 times. Early payments are mostly interest; the principal share grows each month. Over the full term the interest totals $487,857.67, which is more than the amount borrowed.

Rate changes move the payment more than most buyers expect. The table holds the loan and term fixed and changes only the rate.

Interest ratePrincipal and interestTotal monthly payment
6.00%$2,293.28$3,099.11
6.50%$2,417.66$3,223.49
7.00%$2,544.78$3,350.61
7.50%$2,674.50$3,480.33

A half point, from 6.50% to 7.00%, adds $127.12 a month on this loan. That is $1,525.44 a year for the same house. The 6.50% default is a round example rate, not a quote. The St. Louis Fed's 30-year rate series put the weekly average at 7.32% on October 22, 2026, so enter the rate your lender quotes.

The rate field may be labeled interest rate or APR. APR includes lender fees and is usually a little higher. For comparing offers, use the APR. For estimating the payment, use the note rate that the lender quotes for the loan itself.

Down payment, PMI and the 80 percent line

A down payment under 20% usually brings private mortgage insurance. PMI protects the lender, not you, and it typically costs 0.5% to 1.5% of the loan amount a year. On $382,500 at 0.60%, that is $2,295 a year, or $191.25 a month. A weaker credit score or a smaller down payment pushes the rate toward the top of that range.

PMI ends on two schedules. You can ask the servicer to cancel it when the balance reaches 80% of the original value, and the servicer must agree if payments are current, there is no second lien and the home has not fallen below its original value. It must end automatically at 78%. On this loan the 80% mark arrives at month 95 and the 78% mark at month 109. Paying PMI until month 95 costs $18,168.75. Waiting for the automatic end at month 109 costs $2,677.50 more.

Down paymentLoan amountPrincipal and interestPMITotal monthly

5%$403,750.00$2,551.97$201.88$3,368.43
10%$382,500.00$2,417.66$191.25$3,223.49
15%$361,250.00$2,283.35$180.63$3,078.56
20%$340,000.00$2,149.03$0.00$2,763.61

The PMI rate is held at 0.60% in this table so the down payment is the only thing that changes. A smaller down payment often prices higher.

Moving from 10% to 20% down removes PMI and cuts the payment by $459.88. It also requires $42,500 more cash at closing. The monthly savings alone take 92.4 months to repay that cash, before counting what the money could earn elsewhere. The CFPB's PMI cancellation page lists the request rules.

Property taxes and homeowners insurance

Property tax is an annual bill divided by 12 and held in escrow. The rate is set by the county, and it is applied to an assessed value that may differ from the purchase price. A sale can trigger a reassessment, so the seller's tax bill is not always your tax bill. Zillow's figure comes from public records, which makes it a reasonable starting point and a poor final number.

Annual tax rateTax on $425,000Monthly escrow
0.80%$3,400.00$283.33
1.10%$4,675.00$389.58
1.50%$6,375.00$531.25
2.00%$8,500.00$708.33

At 1.10%, the bill is $4,675 a year, or $389.58 a month. At 2.00%, it is $708.33 a month, a difference of $318.75 that has nothing to do with the house or the loan.

Homeowners insurance covers the dwelling, personal property and liability. It is priced on rebuild cost, not market value, so a $425,000 house may carry a $300,000 dwelling limit. The starting figure in this page is $1,800 a year. Coastal wind, flood and earthquake coverage are separate policies in many states, and a lender will require flood insurance when the property sits in a flood zone.

HOA dues and what they cover

HOA dues are monthly in this calculator and in Zillow's. A $75 fee adds $900 a year to the cost of ownership. A $350 condo fee adds $4,200 a year, which is roughly the payment on a $55,000 loan at today's rates. The fee belongs in the payment comparison even though the lender does not set it.

Dues pay for shared property: landscaping, pools, roofs, parking, master insurance and reserves. A well-run association funds reserves for big repairs. A poorly funded one can levy a special assessment, which is a one-time bill that does not appear in any monthly calculator. Ask for the last two years of meeting minutes and the reserve study before you make an offer.

HOA dues can change. A new budget can raise them 5% to 10% in one year, and insurance costs for the master policy have pushed fees higher in many condo markets. Leave room in your budget for an increase rather than treating the current figure as fixed for 30 years.

Put the defaults together: $425,000 purchase, 10% down, 6.50% for 30 years, 1.10% property tax, $1,800 insurance, $75 HOA and 0.60% PMI. The down payment is $42,500 and the loan is $382,500.

LineHow it is figuredMonthly
Principal and interest$382,500 at 6.50% for 360 months$2,417.66
Property tax$425,000 x 1.10% / 12$389.58
Home insurance$1,800 / 12$150.00
PMI$382,500 x 0.60% / 12$191.25
HOAMonthly dues$75.00
TotalAll five lines$3,223.49

The first year costs $38,681.88, and the first five years cost $193,409.40. The loan carries $487,857.67 of interest if it runs to term. PMI adds $18,168.75 before it comes off at month 95.

To keep the payment at 30% of gross income, a household would need about $128,940 a year. That is a front-end ratio only. Lenders also count car loans, student loans and credit card minimums, so the income needed for approval can be higher.

30-year vs 15-year, and other tradeoffs

A 15-year loan at the same rate raises principal and interest from $2,417.66 to $3,331.99. With tax, insurance, PMI and HOA, the total goes from $3,223.49 to $4,137.82. The reward is a payoff at 180 months and $217,257.42 of total interest instead of $487,857.67.

TermPrincipal and interestTotal monthlyTotal interestPaid off
30 years$2,417.66$3,223.49$487,857.67Year 30
15 years$3,331.99$4,137.82$217,257.42Year 15

The 15-year payment is $914.33 higher. It saves $270,600.25 of interest, but only if the household can carry the larger bill through a job loss or a roof replacement. The 30-year loan keeps the required payment lower and lets you pay extra when money is good. That flexibility has value, and it only works if the extra payment gets made.

An adjustable-rate loan can start lower and reset later. A 5/1 ARM is fixed for five years, then adjusts once a year. The Zillow estimate usually assumes a fixed rate, so check which loan type the quoted rate belongs to before you compare two payments.

How to check the estimate before you tour

Ask the listing agent for the current tax bill, the HOA budget and any special assessments. Get an insurance quote with the roof age and square footage in hand. Ask a lender for a PMI quote at your actual credit score and down payment. Those four numbers replace most of the guesswork in the estimate.

Once you apply, the lender must send a Loan Estimate within three business days. Compare its principal and interest, escrow, PMI and closing costs with this page. The CFPB's explanation of PITI uses the same four components, which makes the comparison straightforward.

Stress test the payment at one point higher. At 7.50%, the same loan carries $3,480.33 a month, $256.84 more than the base case. Add maintenance at 1% of value a year, about $354.17 a month, and utilities near $250. The full cost of ownership lands near $3,828 a month even though the mortgage quote says $3,223.49.

If that full number fits, the house is worth a tour. If it only fits at the quoted rate with no maintenance and no utility bill, the estimate is doing you a disservice. Run the page again with the real tax bill and a real insurance quote before you write an offer.

Frequently asked questions

What does Zillow include in its monthly payment estimate?

Zillow adds principal and interest, property tax, homeowners insurance, HOA dues and private mortgage insurance. The result is a full housing payment, not just the loan payment. Utilities, maintenance and closing costs are not included.

How accurate is the Zillow monthly payment calculator?

The principal and interest line is exact for the price, down payment, rate and term you enter. The other lines are estimates. Tax records can lag a reassessment, and insurance defaults cannot see the roof or the flood zone. Expect the total to move by $100 to $300 a month once real quotes replace the defaults.

How much is PMI on a $425,000 house with 10% down?

The loan is $382,500. At 0.60% a year, PMI is $2,295 annually, or $191.25 a month. At 0.50% it is $159.38 a month, and at 1.50% it is about $478 a month.

When does PMI drop off a 30-year loan with 10% down?

On $382,500 at 6.50%, the balance reaches 80% of the original $425,000 value at month 95. You can request cancellation then. Automatic termination at 78% comes at month 109. Waiting for the automatic end costs $2,677.50 more in premiums.

Why is my payment different from Zillow's?

The usual causes are the tax rate, the insurance quote, the HOA fee, the PMI rate and the interest rate. A 1.10% tax rate on $425,000 is $389.58 a month, while a 2.00% rate is $708.33. A half point on the rate changes principal and interest by about $127.

Does Zillow's estimate include HOA dues?

Yes, when you enter them. The HOA field is monthly, and the default is often zero for a single-family home. A $350 condo fee adds $4,200 a year to the cost of ownership, so leaving it blank understates the payment by that amount.

What interest rate does Zillow use?

Zillow prefills a rate based on recent quotes and the credit score you enter, and you can edit it. The prefilled rate is an estimate, not a lock. A lender's quote depends on the loan type, points, down payment and the day you lock.

Does the Zillow payment include property taxes and insurance?

Yes. Both are part of the total monthly payment, usually collected in escrow. On a $425,000 house, a 1.10% tax rate adds $389.58 a month and a $1,800 insurance policy adds $150. Flood insurance is separate.

Is a 15-year payment much higher than a 30-year payment?

On a $382,500 loan at 6.50%, principal and interest rises from $2,417.66 to $3,331.99, a difference of $914.33 a month. Total interest falls from $487,857.67 to $217,257.42, a saving of $270,600.25.

How much house can I afford on a $100,000 income?

At a 30% front-end limit, the payment budget is $2,500 a month. After $389.58 of tax, $150 of insurance and $75 of HOA, about $1,885 remains for principal and interest. At 6.50% that supports a loan near $298,000, or a purchase near $331,000 with 10% down, before other debts.

Does the estimate include utilities and maintenance?

No. Budget separately for electricity, gas, water, trash and internet, often $200 to $300 a month. Maintenance at 1% of home value adds about $354 a month on a $425,000 house. A condo's HOA may cover some exterior maintenance but not the inside.

What is PITI, and how does it relate to the Zillow estimate?

PITI stands for principal, interest, taxes and insurance. It is the four-part payment a lender qualifies you on. Zillow's total adds PMI and HOA on top, so the Zillow figure is higher than PITI whenever either applies.

Is the Zillow estimate the same as a preapproval?

No. A preapproval reviews your income, assets, credit and debts, and it produces a loan amount a seller can rely on. The calculator only does arithmetic on the numbers you type. Use it to screen a price range, then get a preapproval before you make an offer.

How much cash do I need at closing on a $425,000 house?

The 10% down payment is $42,500. Closing costs often run 2% to 5% of the loan, or about $7,650 to $19,125 here, plus prepaid taxes and insurance. Budget $50,000 to $62,000 in cash, and ask for a Loan Estimate to replace the range with real numbers.
